DEER PARK APPROVAL INFORMATION

The federal Fair Housing Act provides that no one can be denied the opportunity to rent a dwelling on the basis of race, color, national origin, religion, sex (including gender identity and sexual orientation), familial status or disability. Deer Park, L.L.C. maintains a policy of strict compliance with the Fair Housing Act.

Applicants must be 21 years of age, must be able to demonstrate their ability to pay rent on time, be able to prove legal residence in the United States, and provide a current, valid photo ID. Generally, applicants are approved or denied based on their income, employment stability, rental references, credit history, and credit score. Past criminal activity may also be a reason for denial.

Income:

Applicants must have verifiable gross income equal to at least three (3) times the monthly rent amount. Court-ordered child support, trust funds, social security, pensions, retirement funds, and disability income may be considered as a source of income depending on the circumstances. In some situations, a co-signer may be considered for individuals not meeting minimum income requirements. Co-signers must be United States citizens, must be employed a minimum of three (3) years on their current job, and must have sufficient income to meet the lease obligations, in addition to their regular obligations, in the event of a default.

Employment Stability:

Applicants must be currently employed and demonstrate a history of stable employment. The length and type of employment are important considerations. Employment must be verified, as well as the likelihood of continued employment. The type of employment can be an indication of how long the applicant is likely to be employed and of the likely stability of the income stream. Self-employed applicants must be established in their career field for a minimum of 2 years and provide income tax returns as proof of income.

Rental References:

Current and former landlords are contacted to verify payment history, noise complaints, housekeeping habits, property damage, rules violations, and violations of the lease terms. Applicants with open evictions, unsatisfied eviction judgments in the past 7 years, or eviction judgments satisfied for less than 5 years are usually denied.

Credit History:

During the screening process, a credit report is obtained. Applicants without an established credit history will have a more difficult time demonstrating their ability to pay rent on time. The information on the application is carefully compared to the credit report. Differences between the two may result in the application being denied. The credit report must show timely payments to all creditors. Lower ratings on medical accounts may be acceptable with a satisfactory explanation. Applicants with unpaid rental collections in the past 7 years, paid rental collections in the past 5 years, open bankruptcies of any kind, or bankruptcies discharged less than two (2) years prior to the date of the application and without reestablishing credit are usually denied. Applicants with a history of past-due accounts, unpaid judgments or liens, or credit scores of 550 and below are usually denied.

Criminal Check:

A criminal background check to verify the application information may be conducted. If the applicant or any household member’s criminal background indicates a reasonable likelihood that the applicant or those acting under his/her control will interfere with the health, safety, security, or right of peaceful enjoyment of the Deer Park community by others is grounds for automatic denial of the application.

Occupancy Limits:

Missouri law limits occupancy to two persons per bedroom except for children born during the lease period.
